If you have been pondering about buying or selling a home in Arizona this is the first place you will want to begin. When selling pricing your home correctly may be the most paramount factor when putting your home on the market with a Real Estate agent with the current market conditions. Many home owners need to realize what is happening around them in order to give their home a good chance of selling. It is fine to look at what is currently available for sale in your area to get a very rough idea of what the price range is in the area however this is not how price should be determined when talking about selling your home. When and if your home does sell after you put your home on the market an appraiser will come to your home to complete an appraisal for the buyers lender. Very rarely will a buyer purchase a home that does not appraise for the contract price. A buyer has several ways of backing out of the contract and if the contract purchase price is three hundred thousand and the home appraises for two hundred and fifty thousand the contract will be renegotiated or the buyer will back out if the buyer and the seller do not come to a mutual agreement. The best way to determine price is very easy. Look at recent sales in your area with comparable amenities. If your same style home down the road sold for three hundred thousand a days weeks ago that would be a good comparable property to determine price. Depending on the market conditions will help determine how to price your home. When the market is sturdy in the sellers favor and your same style home with equivalent amenities sold down the street a week ago for three hundred thousand it may be a good idea to price your residence at three hundred and fifteen thousand. This is how homes appreciate and an appraiser will know this. You can not get extreme and price the residence at three hundred and fifty thousand if the best equivalent property in the area sold for three hundred thousand. An appraiser will not appraise the home at this price. When people over price their home many things happen. Any Realtor that is thinking about showing your home to probable buyers will almost certainly not show the home because first-rate Realtors pull the comparable properties sold in the area before showing a home. A good Realtor will know that it is over priced and move on to a home that is logically priced. If for some inexplicable reason you do get a contract on an over priced house you will have troubles with the appraisal which will in all probability cause several hiccups in the lending process for the buyer. To price your home correctly in a sluggish market you may want to price your home below the comparable properties freshly sold in the area. People will know that you have under priced the home and may possibly find value in that. In some cases a seller owes a definite amount on their mortgage and that amount may be more than the market value of the residence. This is usually caused by negative amortization loans or tricky interest only loans with a balloon payment at the end of an prearranged period of time. When this happens the seller either needs to stay in the residence and keep paying the mortgage rent out the property or get foreclosed on. Have you decided you want to purchase a residence in Arizona? This should be the first place you start. When purchasing a residence it is of paramount importance to find a Realtor that will be attentive to your needs and aggressive for you. An aggressive Real Estate agent will work hard for you to obtain the best purchase price possible. Everything is negotiable in Real Estate and that is why you hire a professional agent to negotiate with you. Ultimately the buyer and the seller make all final decisions regarding the terms of the contract. A Realtor is there to guide you and to assist you with all of the paper work needed to complete a Real Estate transaction and to over see the entire process to make sure your best interest are represented efficiently. The first step when purchasing a residence in Arizona is to get qualified for a home loan unless you are planning on paying cash. It is enormously unusual when someone pays full price cash. When you purchase a residence you must obtain a loan. If you do not know a lender your Realtor should be able to recommend one. There are many purposes for getting pre-qualified for a home loan. When you get a loan you will have a monthly mortgage payment. In order to know your monthly mortgage payment you should to tell your lender how much you can afford to apply towards a monthly mortgage. The lender wants to make sure you can afford the monthly mortgage payment you think you are comfortable with by analyzing your income how much money you have in the bank and all of your debt. There is no way to tell if you are pre-qualified for a home loan until you get in touch with a lender and this process is free of charge. If you are fascinated in finding out if you are pre-qualified for a home loan this article is a great place to start. The more you can afford towards a monthly mortgage payment the higher the purchase price will be. It is much like purchasing a vehicle. The payment on a Ferrari will be higher than the payments on a Chevy. Once you have determined your price range with your lender they will deliver a Loan Status Report to your agent. At this point you are now ready to start looking for properties in your price range and area. Speak with your Realtor and let them know what you are looking for. If school district style of the home pool square footage or zip code are important factors to you talk to your Real Estate agent so they may perform good search for you. The most excellent way to do it is to sit down with your Realtor at a computer with internet access and search all homes for sale within your search criteria. At this point you can see what is available scroll through pictures scroll through prices and get more information about each home than you will know what to do with. This will assist you so that you may narrow the search. After you have found ten or more properties that interest you may be a great time to physically look at the homes with your Realtor. Once you have found the property you like you simply ask you agent to draft an offer to purchase the property. The market conditions will determine the aggressiveness of the contract. There may be times where you may have to offer over list price and there may be times where you may want to offer below list price. This is why it is of paramount importance to make sure your Realtor is up to date with current events and market conditions. When selecting an agent ask the right questions before using this Realtor. Would you rather have a new Realtor that has lived in the Arizona for six months with hardly any experience or an agent that has lived in Arizona all of their life with supreme experience. Make sure you ask for some credentials such as diplomas letters of appreciation from past clients and awards earned so that you know you are getting a quality agent. When you are dealing with hundreds of thousands of dollars this may be your most important step. Make sure to interview your Realtor thoroughly to make sure you are getting quality service. No previous education is required to obtain a real estate license so talk with your agent to make sure you are represented efficiently. A good Realtor will walk you through the entire contract regardless if this is the first home you buy or the ninth. A great agent will always answer your phone calls reply to your emails and meet with you in person during escrow to get all paper work signed if email and fax are unavailable to you. If you need an aggressive well-informed hard working Realtor with knowledge that has lived in the area all his life click on the link below.

"Chevy Rock and Roll 400: The Chase For The Chase" posted by ~Ray
Posted on 2008-08-04 13:12:47

So much for Carl Edwards or Greg Biffle making a run at the Nextel Cup follow for the Championship. Neither could get close to the lead in California last weekend so neither will be part of the 10-driver Chase a fact you’d never have convinced me to believe back in February. After all weren’t the Roushketeers the best drivers in the business? Apparently not. Don’t get me wrong; Matt Kenseth is still a cut above. But Mark Martin is hanging on by his fingernails and could be bumped by Kasey Kahne this pass while Edwards. Biffle and Jamie McMurray are officially on the outside looking in. I’ll have a preview of the Chase next weekend when all 10 slots are iron-clad but I suppose I ought to offer up a prediction before we get to calling a winner in the Richmond race. Last weekend I said I still thought Kahne would make the follow and that he’d supplant Martin and I’ll stand by that pick. Kahne was the class of the field winning Fontana measure Sunday and Martin isn’t actually in 10th place any longer; Jeff Burton holds that dubious distinction. But when the dust settles late Saturday night. I think Martin will have had enough problems to create him to miss the Chase. It’s just that kind of year for Roush. Meanwhile there’s the race itself. The Evernham aggroup has been strong here the last few years; Jeremy Mayfield (remember way back when he was an Evernham guy?) basically needed a win here in ‘04 to make the follow and he got one and last season Kahne posted his first career win at this track. They label Richmond the short track that drives like a superspeedway because the front straightaway is much longer than the back so change surface though it’s a.75-mile course cars get up to surprisingly abstain speeds heading into move 1. let go is fast at this joint and traditionally guys who undergo sprint-track experience tend to excel here. Then again. Dale Earnhardt Jr has won two of the last five events at this place (including a come-from-behind win here in the spring) and no one’s going to mistake him for a sprint-car guy so every such rule should be taken with a grain of salt. The track I consider closest to Richmond for comparison purposes is Phoenix; while Phoenix is longer (one mile) and more shallowly banked setups tend to verge on similarity and good performers in the desert tend to overlap with good ones in Richmond. All that said let’s act a look at the best bets in the last ‘regular-season’ go of the 2006 Nextel Cup season. measure Week: Sweet victory. Sort of. I didn’t win the straight-up bet as Kahne beat the field handily at around 7-1 but I picked Kyle Busch in an upset head-to-head matchup against Burton and that worked out just fine. So for the week. I finished up 0.61 units (on 1.5 units wagered) which isn’t great but is officially better than a sharp oil gauge in the eye. For the season that puts me at a acquire of 16.62 units and also gives me my fourth consecutive winning week. Take Kevin Harvick (12-1). 1/6th unit. My tendency would be to take a Roush car here as they were simply awesome at this track in 2005 but I’m through thinking that the Roushketeers’ dominance anywhere last year has much effect in ‘06. Instead. I really like Harvick this weekend. He won Phoenix this spring in fine and dominating make and then probably should’ve won the Richmond go that Dale Earnhardt Jr. (10-1) won this spring but for some questionable pit strategy. Harvick also dominated this fall Richmond event in ‘05 for the race’s first half before falling off. Put it all together and the short-track-trained Harvick goes into the follow in style winning his third race of the season. Take Kyle Busch (8-1). 1/6th unit. The younger Busch’s record in three Richmond starts? Fourth fourth and fifth. Yeah. I think it’s safe to say he likes this joint. Busch led Happy Hour on Friday afternoon and considering he won New Hampshire placed fifth at Martinsville and has posted a Phoenix win in his short career the relatively flat tracks are his friend. Like Harvick. Busch isn’t mathematically locked into the Chase but he’s darn close and it would take a catastrophic scenario for him to miss the playoffs. As such. I think both he and Harvick will know they’re locked in midway through this go and will be able to go for a win when it comes down to the wire. Take Denny Hamlin (15-1). 1/6th unit. Let’s have one for the hometown boy. Hamlin is from Richmond and cut his teeth on this exact speedway in lesser circuits. He finished second here in the spring in his first Nextel Cup race at this place and he like the two drivers before him on this list seems like pretty much a mathematical lock for the Chase. This is a slot I had reserved and ready for Earnhardt Jr. but this is a very tough venue to win from the rear and Junior simply didn’t practice or qualify well (he’ll start 33rd). The last seven Richmond winners and 10 of the measure 11 have started inside the top-10 and that’s what scared me away from Little-E. Hamlin has no such worries; he went out on Friday evening and qualified on the impel. It would be an amazing story but I do evaluate Hamlin can claim for his first win at home.

"Big Block or Small Block Chevy" posted by ~Ray
Posted on 2007-10-25 16:22:34

In hold racing is there advantages of running a big block over a small block? It all depends on what you really want to do. There are plenty of small blocks out there with standard 23 degree heads that keep up with the big blocks. With the inches you can get out of a small block these days you can have a small block appearance but really have as big and in some cases more cubic inches than a big block. From my experiences and what I've seen at the bring in most small blocks will outrun the big blocks in the bunco times early in track but the big blocks will run bigger mile per hour. With the small blocks weighing less and having almost as much if not as much touch as some big blocks they are able to take off better but with the flow from the big block heads they are able to get more horsepower and move that into big mile per hour. In request to get a small block to run as good as a big block in the long run it would probably act more $ to be able to keep up with the big blocks. To get a fairly lighten car to run in the 10 back up range it would act a pretty good built small block with aftermarket heads to accomplish that. With the big block you can act a basic motor with 10:1 compression little head porting and mild cam and still be able to run on pump gas to go in the 10's. When you get down the 8-9 back up range it's much more difficult to get a 23 degree headed small block to go especially into the 8's unless it's in a very lighten car. You can pay almost as much money for a 434 c i small block shortblock as you would pay on a 565 c i big block. In my opinion big blocks are the way to go hold racing. It takes less work to go as abstain if not faster than a small block. It's alway great to see a abstain small block but big blocks are the way to go.

"Would You Like To Meet A Legend?" posted by ~Ray
Posted on 2007-10-19 18:24:49

In July I had the privilege of digitally recording a piece of history - a 3 1/2-hour conversation between two icons in the retail automotive sales industry. Mr. James A. Ziegler and a adjust living legend. Mr. Irving Silver. Irving Silver is now 89 years old going on 35. He rescued over 100 U. S. Soldiers during WWII. He sold 837 Jaguars in less than 3 years. In 1949 he was the first salesperson in his industry to acquire almost $50,000 in 1 year. He was awarded the Bronze feature Medal by General Douglas MacArthur personally. Jim and Irving discussed many topics including the attitude sales techniques processes and work ethic that both men utilized to reach the level of success that they undergo in their careers and in their lives. When the shoot ended I had no clue that 3 1/2 hours had passed. Living in Sullivan County. NY. Irving Silver sold his first automobile in 1934 at the age of 16. Earlier he had purchased a Model T pick-up truck for 8.00. He restored the old truck and drove it for a while then sold it for 16.00. Mr. Silver stated. "That's when I knew it. I told myself that when I grew up I was going to sell cars." On December 7th. 1941 a young Irving Silver heard over the radio that the Japanese had attacked Pearl experience. On April 6th. 1942 he arrived at Fort Dix. New Jersey and enlisted in the United States Army. He then proceeded to Fort Bragg. NC for Basic Training and received the rank of Corporal due to his knowledge of diesel engines. He trained exclusively on landing craft and during combat operations he operated an LCM. (landing craft medium). He and his man navigated their Landing Craft Medium. (joined by another LCM) out to the disabled vessels and the battle ran cables underneath the two vessels and successfully towed both vessels out of harms way. Mr. Silver landed on the Philippine Islands ten days before General MacArthur did. His mission was to back up the Filipino Guerillas in establishing listening posts in Mindanao in preparation for the impending march landings. Mindanao was fully occupied by the Japanese. On December 30th while preparing for a planned landing at Mindoro on the Western end of the Philippine Islands. Mr. Silver and his man observed a 200' long "PT Tender". (munitions supply displace for PT Boats) that had been struck by a Japanese Kamikaze aircraft. The ship was on fire and was adrift approximately 300 yards off-shore. The fashion was also fully stocked with torpedoes and other highly explosive munitions. Mr. Silver and his crew navigated their LCM. (joined by another LCM) out to the burning ship. He and his man boarded the highly volatile vessel and rescued over 100 injured Sailors. In early 1945 General Douglas MacArthur personally awarded Irving plate with The Bronze Star Medal for "Heroic achievement in connection with military operations against the enemy." General MacArthur also gave Mr. plate a Battlefield Commission from the rank of Corporal to the rank of head. Also in early 1945 after returning from WWII. Mr. Silver took out a bank give for 3500.00 purchased a business license in Albany. NY and opened Hasbrouck Tavern in Woodburn. NY. It was a small building that he built by hand and was located out in the woods in Sullivan County. NY. He purchased an old Chevy for 35.00 painted "Hasbrouck Tavern - eat and Dance" across the back and parked it in front of the tavern. Mr. plate stated. "The Tavern was my first experience with successful marketing. We hung posters and handed out flyers all over the displace that read. 'Hasbrouck Tavern - Come and see the Hillbillies Square Dance.' New York people from the Bronx and Brooklyn had no idea what square dances were but they were curious." Later that year he and his bride of four years Ronnie left upstate New York and traveled to Atlanta. Georgia. For a while he was in the jewelry business before he decided that he didn't want to jaunt anymore. Given his long measure love for cars. Mr. Silver wanted to change them. Mr. Silver went to several dealerships in and around Atlanta in examine of a sales position. He stated that he had a difficult time landing a job until Lander Motors decided to "give him a shot." He began to communicate about his early experiences at Lander when he was asked. "Why was it so hard to land a job at a dealership?" Mr. plate replied with a chuckle. "I was the first Jewish car salesman ever in the history of Atlanta." 1946 - In his first 22 months as a salesman at Lander Motors in Atlanta. Irving plate delivered 235 new cars. 15 trucks and 70 used vehicles. (Good thing they decided to "furnish him a shot"). Irving never looked approve. Over the years he would sell cars to the sons daughters and grandchildren of his customers dating back to 1949. He personally sold over 100 million worth of automobiles before he stopped keeping track. To top it all off in 1965 Mr. Silver had an idea for an invention. The turbine operated.
